All designs start with understanding the site’s environment and its micro climate. The built up structure is crafted to respect, take advantage of, and fit in its natural environment.
Natural lighting and cross ventilation are maximised while direct radiation from the sun is minimised, much like the Emergent Layer of the tropical rainforest.
Naturally, we strive to be as environmentally friendly as possible. We encourage use of locally sourced natural materials. Many of these materials are not only aesthetically pleasing, but are also environmentally friendly.

Mukisa Residences is located in the highly sought after residential suburb of Muyenga Tank Hill.
Muyenga Tank Hill is optimally located within Kampala; far enough to avoid the hustle and bustle of the city, yet still close enough for easy access to the CBD. Muyenga Tank Hill is 15 mins drive away from Kampala’s CBD.

Penthouse Layout
At 360 SqM of internal space and approximately 500 SqM
including the common areas, the condominiums that form Mukisa Residences are more consistent with Penthouses.
Each penthouse is divided into roughly 3 zones, the Entertainment Space, the Utilities Area and the Bedroom wing.
Entertainment Space
The Entertainment Space consists of the sitting room, the dining room and their adjoining balconies. To the south, the Entertainment Space at Mukisa Residences has been designed to frame the views of lake Victoria and the surrounding deep green idyllic hills of Kampala. To the west, the Entertainment space frames the views of the golden hues of sunset in Kampala.. Biophilic Design
Design
Mukisa Residences has been designed to connect its occupants as closely as possible to nature. Mukisa Residences boasts of the most substantial and comprehensive biophilic design of any building in Kampala. Natural lighting has been maximised while at the same time minimising direct radiation from the sun. The natural breeze from lake Victoria has been taken advantage of and channelled to maximise cross ventilation and cooling of the building. Approximately 800 SQM of ground level garden have been set aside to provide a natural backdrop to the premises.
Green House
A green roof has been incorporated in the design to not only allow nature to thrive at the top of the building, but also to cool down the building; while at the same time allowing the occupants to bask in the natural surroundings as they take pleasure in the most expansive, captivating and breathtaking views of Africa's largest freshwater body a.k.a lake Victoria
Planters
Planters have been strategically placed and designed as part of the structure. All requisite mechanical and electrical systems for the planters have been provided for at design stage.
Vertical Gardens
The vertical gardens shall provide substantial benefits to the residents including purifying the air circulating in and around the building, regulating the temperature of the air into the building, regulating the air moisture in and around the building, as well as providing a sound barrier. Of course the colourful curtains of plants will also be aesthetically pleasing.
The overall effect
The overall effect shall be increased productivity in a living, healthy built up environment; a colourful coexistence with nature, complimented by an enhanced sense of peace, tranquillity and wellbeing for the occupants of Mukisa Residences.
Security
Smart CCTV Systems
A Smart Closed-Circuit TV System with some AI capability shall be installed at all entrances and in common areas to enable security personnel and occupants monitor activity at the premises. The CCTV shall be connected online to enable residents to monitor the premises remotely, if desired.
Access Control Systems
An Access Control System (ACS) that makes use of keycard, Pin and or biometric data shall be installed to restrict, monitor and manage access to the building. The ACS shall also have two way audio and one way video to enable occupants to see and talk to guests before granting them access to the premises.
Intruder Alarm System
An intruder Alarm system shall be installed to help notify the occupants and authorities of intruders.
Fire Safety System
Smoke sensors and fire detectors will be installed to alert occupants of signs of fire.
Parking
Parking has been provided on the ground level of the development. Each penthouse is guaranteed two parking spaces.
A further 5 parking spaces are available to be used by visitors.
Additionally, there is substantial parking at the main gate for bigger trucks such as rubbish collection trucks or delivery lorries.
Health Suite
Gym
A 150 sqm Gymnasium Indoor-outdoor space shall be provided in the basement of the building overlooking the Ground level garden. The space has been designed so that users can enjoy views of the lush surrounding plants while they work out, and features sliding doors that keep the inside and outside spaces connected.
Sauna
A dry heat therapeutic room shall be provided in the basement.
Changing Apartments
Ladies and gents changing apartments, each consisting of storage wardrobes, shower and toilet, kitchenette and an open living space, shall be provided, allowing residents to enjoy a private space to relax and recuperate after a tiresome gym session.
Steam room
The basement shall also contain a steam room.
Appliances
Smart Kitchen Appliances
Carefully selected smart kitchen appliances from top brands such as Miele or Siemens shall be installed. Early purchasers may be able to propose preferred brands to suit their taste and budget.
Density On Plot
Mukisa Residences is situated on approximately 0.5 acres. Only 10 penthouses have been incorporated to ensure optimum utilisation of the land, without congesting the premises. At 10 units, occupancy density on the premises is optimised, each unit maintains sufficient privacy while also benefiting from the security that comes with the community. The penthouses shall retain a sense of exclusivity. Common areas and amenities will be utilised optimally.
